Before presenting the houses to the customers, surely we have to be acquiring how the houses are. Thus, we planned to have a look into the villas and learnt all the things and confidently presented to the clients. Once, we were arranged to have a site inspection to our some villas in Ubud area, one tourism area in Bali still having conventionality and traditionalism.

There were some villas we’d loved to look at. Each house has its own sphere. We decided to step into the first Villa Umah Cagaan. There was guest in this villa at the time we went, but we were allowed to get in and saw the villa inside. Positioned in the outskirt of Ubud village, this villa has a special thing. The garden created in such a way furnished with impermanent small rice field in it, made the guest as if they were in a rice field set up. It was totally sophisticated.

Seeing the Umah Cagaan, we became more curious on other Ubud Villas. We moved onto Villa Ahn, the three bedroom villa with its specialty. This villa was said to be good to be used as a place to relaxing and meditation. Having a vast garden, this villa could be used for wedding, totally overwhelming.
Ahn could not make us stopped; we have another three villas of Villa Vajra, Villa Bayad and Villa Umah Luwung. Unfortunately, Bayad Villa is still having guests so that we could only have a look from outside of the villa. However, we believed that this villa was as tremendous as the others. Going onto Villa Vajra, we were surprising by the massive opened living room. The high distance of the floor to the roof created a sense that this living room was so huge – a perfect house for soothing.

Finally, we end up our journey on Villa Umah Luwung, this villa has 5 bedroom with its special tropical forest view. Each bedroom has a downstairs access of vacant room could be made use of extra bed room. Thus this house could be able to accommodate around 13 people.

All those villas were showing their own characters – one with magnificent exterior, another with the classy interior – attracting many travelers to step in.

Christmas holiday and new year will come soon, many peoples will use this opportunity to have vacation with their family or relatives. Bali is a favorite place for vacation, would be much visited by the tourists.

The above items may not be redundant, because seeing occupancy are very high in Bali villas for Christmas until the new year periods. In last of March 2009, we will find three big ceremonies for Balinese. First is Galungan, second is Nyepi and then Kuningan. Usually, Galungan and Kuningan will be celebrate every 6 month, where Kuningan will celebrate ten days after Galungan Day.

Little different with both ceremonies above, Nyepi Day or many people known as Silent Day will be celebrate once a year. But in this year, three ceremonies above will be celebrate in two weeks. Many peoples have enthusiastic to celebrate ceremonies in this year, but we will not find Ogoh-ogoh (giant puppet) on Pengerupukan day (day before Nyepi), it caused in this period Indonesia will hold election.

Whilst holiday rental has just started its popularity within the last few years, just like the whole Bali tourism industry, holiday rental business has been seeing 2008 as the most successful year in the history. Regardless global financial crisis affecting the main feeding countries of Bali tourism such as USA and Europe, the holiday season at the closing of 2008 has been pleasingly lucrative. Villa rental agencies were busy looking for available villa for their desperate clients wanting to spend their holiday in Bali villas. Demands have been by far exceeded available supply.

As the peak holiday season expired and the last client depart, worries started to arose. A perfect combination of low season and impact of global financial crisis came as a potential threat. “We have to be very careful in controlling our spending as we have to ensure that we have enough to run our business during the slow period,” an owner of a prominent holiday rental agency in Bali said. “We have been seeing Bali tourism survived worse situation, so there is nothing to worry about. Just business as usual,” another one expressed a more optimistic opinion.

I personally have not that much of worries. With price ranging from $500 to over $3,000 per night, target market of villa rental is wealthy business owners and investors. Crisis may force them t reallocate their portfolio or even significantly cut capitalization of their assets, but it will not affect their lifestyle. If Bill Gates lost 5 billion dollars, will he sell his private jet and fly commercial flight instead? Definitely not. There are a lot of executives and professionals are loosing their job and therefore will no longer afford to spend a holiday, but those people are in $100 – $200 resort hotels’ market range.

Nevertheless, I carefully watch the situation in my own company. It is correct that we do not have many in-house clients in January and probably February as well. But those months are in low season anyway. However bookings for the coming months do not show any evidence of financial crisis. From income point of view, January 2009 has been a good month. I believe that other agents were experiencing similar situation.
